Moving In!

Some celebrate with champagne and some are just thankful to finish the deal! Either way, we're honored to have walked this journey with you, and we want to make sure the final steps feel just as supported as the first.

Final Walk-Through Inspection

The final walk-through is your last chance to inspect the house before it officially becomes your home. By this point, the contingencies in the Purchase Agreement should be met and all of the seller's belongings removed from the property. This walk-through usually happens the day before or the day of closing, and we'll be right there with you to make sure everything is exactly as it should be.

Closing

Once you're satisfied with the inspection, it's time to close, one of the most meaningful moments in the entire process. You, the seller, and the closing agent will sign the settlement agreement, which details the financial transactions enacted through the process to certify its accuracy. You'll sign your loan documents and deposit the balance of your down payment and closing costs to escrow. If you're bringing funds to the transaction, you can either bring a certified bank check in the amount specified in the settlement statement, or have the funds electronically wired to the escrow account.

Once everything is complete, the deed will be recorded at the County Recorder's office, and you will officially take ownership of your property. This is the moment we've been working toward together, and we couldn't be more grateful to have played a part in helping you find your just right home.

Don’t Max Out Your Budget

Just because you're approved for a certain amount doesn't mean you should spend every dollar of it. Leave room for closing costs, taxes, and the repairs or updates every home eventually needs.

Resources For Oro Valley Home Buyers

The journey to homeownership starts with understanding how much you can afford. One of the biggest factors to consider is your down payment, if any. Many people assume you need at least 20 percent down to buy a home, but thanks to various government-sponsored programs, it's often possible to purchase with as little as 3.5 percent down. Veterans of the U.S. military may even qualify for zero-down programs.
